Terms & Conditions

Last updated: October 1, 2026

These Terms & Conditions (“Terms”) govern the engagement of Home Appraisal Solutions (“we,” “us,” or “our”) for residential real estate appraisal, ANSI square footage measurement, and Smart Renovation report services. By requesting a quote, booking an appointment, signing a Statement of Work, or otherwise engaging our services, you (the “Client”) agree to these Terms.

1. Services & Scope of Work

We provide state-licensed, USPAP-compliant residential valuation services across the Dallas–Fort Worth metroplex, including estate and probate appraisals, divorce and asset division valuations, pre-listing and FSBO market analyses, property tax appeals, PMI removal appraisals, ANSI square footage measurements, and Smart Renovation reports. The specific scope, intended use, and intended users of each assignment are defined in the Statement of Work (SOW) provided before inspection.

An appraisal report is an opinion of value developed under the Uniform Standards of Professional Appraisal Practice (USPAP). It is not a guarantee of a future sale price, loan approval, tax outcome, or legal result. The Smart Renovation Report is a market analysis of existing conditions based on current market data and hypothetical future conditions; it is not an official appraisal report, not a legal document, and does not guarantee any return on investment or future results.

2. Engagement & Scheduling

An appointment is confirmed only after you verify the email address on file. The Statement of Work and Quote must both be signed before the inspector arrives at the property. We reserve the right to reschedule or decline an engagement if required signatures or property access are not provided.

3. Retrospective & Special-Date Appraisals

For estate and probate, divorce and asset division, and property tax appeal assignments, you may request a retrospective appraisal with a past effective date. When selected, the “effective date” you provide defines the date of value for the report. You are responsible for confirming the correct effective date and for providing any information necessary to develop a credible retrospective opinion. Retrospective opinions rely on market data and conditions as of the effective date and may differ from current market value.

4. Fees & Payment

Fees are quoted before engagement and are due as set out in the Quote. A two-business-day expedite is available for an additional fee. Payment in full may be required before the completed report is released. Invoices are payable by the method indicated on the invoice. Unless otherwise stated in the Quote, fees are earned upon completion of the assignment, regardless of whether the Client ultimately uses the report or achieves a desired outcome.

5. Report Delivery

Standard appraisal reports are delivered within 3–5 business days of inspection and completion of any required documentation, subject to payment terms. A two-business-day expedite is available for an additional fee. ANSI square footage measurement reports are delivered the next business day following the on-site measurement. Delivery timelines are estimates based on normal workload and may be affected by property complexity, missing information, or matters outside our control.

6. Client Responsibilities

The Client agrees to provide safe and timely access to the subject property and any relevant documentation (prior appraisals, surveys, permits, lease or HOA information, and similar). The Client is responsible for the accuracy of the property address, contact details, and effective dates provided to us. Fees may be adjusted if a return visit is required due to lack of access or incomplete information provided by the Client.

7. Confidentiality & USPAP

We maintain the confidentiality of non-public client information and appraisal results as required by USPAP’s Confidentiality Rule, subject to legal or regulatory compulsion. Reports are prepared for the stated intended use and intended users identified in the SOW. Sharing a report with parties outside the identified intended users may require a separate engagement and is the Client’s responsibility.

8. Intellectual Property & Report Use

All reports, work product, methodologies, and related materials remain our intellectual property. The Client receives a limited, non-exclusive license to use the delivered report for its stated intended use. Reports may not be reproduced, distributed, or republished in whole or in part without our prior written consent, except as required by law, court order, or the terms of the engagement.

9. Limitation of Liability

To the fullest extent permitted by law, our liability for any claim arising out of an engagement is limited to the fee paid for that specific assignment. We are not liable for indirect, incidental, consequential, or punitive damages, or for any loss arising from the Client’s use of a report outside its stated intended use or by parties other than the identified intended users.

10. Independent Contractor

We perform services as an independent contractor. Nothing in these Terms creates an employment, partnership, or joint venture relationship. We do not provide legal, tax, accounting, or investment advice; our opinions are limited to the valuation and measurement scope of the engagement.

11. Cancellation & Rescheduling

Appointments may be rescheduled or cancelled by contacting us as far in advance as practicable. Work performed up to the point of cancellation, including travel and research, may be billable at the agreed hourly rate or as set out in the Quote.

12. Governing Law & Dispute Resolution

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws principles. Any dispute arising out of an engagement will be resolved in the state or federal courts located in the county in which our principal office is situated, and the Client submits to the personal jurisdiction of those courts.
